Inventory Shift is Benefiting Buyers

I hope you’re enjoying these last weeks of summer—hard to believe we’re already in August! The Mariners are making a real push (fingers crossed for October baseball!), and football season is just around the corner. Personally, I love this time of year—it’s a great mix of late-summer energy and the beginning of the fall reset.

The real estate market has been following its own shift. We’ve now seen four consecutive years of growing inventory, up 37% from last summer and now at over three months of supply. That’s a big change from the frenzy of 2021, when we had less than a month’s worth of homes on the market.

Buyer activity, on the other hand, has remained steady. With more homes and roughly the same number of buyers, things are feeling a bit more balanced—and in some areas, even leaning in buyers’ favor. Prices have reflected this change, and mortgage rates have dipped into the 6.57% range.

Now that the spring/summer selling season is winding down, I’m shifting gears a bit—focusing on reconnecting with my network as your go-to “home consultant.” Whether you’re considering selling in the next few years or planning a few home updates, I’d love to be a resource. I’ve built a great list of trusted vendors—painters, handymen, landscapers, window pros, you name it—and I’m always happy to give advice on what’s worth doing (and what’s not) to help you add value to your home.

So, whether you have questions about the market, need a second opinion on a project, or just want to catch up—reach out anytime.

All the best,

~ Nick
